HAND to break ground on Cumberland Cottages housing development June 15

What has been a vacant plot of land along Cumberland Road in Fishers, just south of 141st Street, will soon become the Cumberland Cottages housing development.  Ground will be broken on the project June 15.

HAND Incorporated is a nonprofit housing organization based in Noblesville with housing developments all around the area.  Cumberland Cottages will be HAND’s first Fishers endeavor.

HAND Executive Director Andrea Davis says of the 11 rental units to be constructed, 5 will be at market rate and 6 will have rents based on the tenant’s income.  Plans call for building four two-bedroom units and seven three-bedroom units in what’s known as a cottage court layout, clustered around shared green space.

Davis projects the construction will be completed in 10 months.

In August of 2021, HAND announced the Indiana Housing & Community Development Authority’s Board of Directors voted to award HAND a $1.5 million grant from its HOME Investment Partnerships program and a $500,000 loan from its Development Fund supporting the Cumberland Cottages development.

In February of 2021, the Fishers City Council approved a zoning variance for Cumberland Cottages in a 5-4 vote.

    1. No one wants Section 8 housing devaluing the property values of homes they’ve worked hard for. Good or bad people, the market doesn’t care.

      1. That’s some pretty heavy duty accusations you think all section 8 residents or tenants will devalue the property what a closed-minded statement

        1. I strongly agree, I’m disabled, in a wheelchair and on Sec 8, but I won’t have my place looking awful. I go around cleaning every day and take real good care of my dwelling. I know there’s people out there that gives those like me a bad rap. I believe that everyone who rents their dwelling should take good care of it. Treat it like it was your own!

  1. The thing I don’t understand is why it has to be at this location? Is there no other plot of land in Fishers? This is already such a busy area and on top of that the construction and 141st and 37 that’s about to begin

      1. Safety issue is how people will enter and exit this community without causing multiple accidents at a congested, VERY busy roundabout

  2. Any update on the Lou Malnati’s that was supposed to go at the former Aurelio’s at 131st and 37? Nothing has begun and the property appears neglected.

        I’m 78. I have a Master of Masters of Social Work my focus the geriatric population and spent 20+ years as an advocate.

        I’ve lived in my home since 2017; joint rights of survivorship with my my boyfriend who is now in hospice in a long term care facility.
        The conservator of his estate has removed me from the Joint rights of survivorship.

        I must be out in August or be evicted.

        My 2023 income was 38,000.
        Which includes my SS or 1500 a month. I feel the age discrimination. It difficult to get a job.
        Your project is perfect for me.
        The ADA , design is also perfect.

  3. Thanks for lowering our property value! Little to no input from surrounding neighborhood. Why don’t we a homeless camp there instead!

  4. Blumburg referenced a study. Section 8 housing in low income areas increased surrounding property values. However, surrounding property values actually decreased by approximately 2.5% in moderate to high income areas. That translates to $9k-15k for most homes in the area. Multiply that times the number of homes and that’s millions of dollars the community as a whole loses for the sake of an 11 families. I believe in helping people, just as I do the greater good. But as a voluntary expense that comes from the heart. This is neither, possibly jeopardizing the safety of my own family as well. WE SHOULD NOT BE FORCED

Certainly there is some good property near Geist Reservoir where one of these “Cottage” communities can go as well… perhaps near the highly successful and beautiful Geist Beachfront Park….and ditto to the traffic flow disaster impending at that intersection. Can’t wait to see what the next “ lifestyle” improvement project city council approves….

Really ignorant comments about Section 8 not all tenants are privileged but to be able to maintain a good job and great living space and a impeccable upkeep for their children should be main focus -not all Section 8 tenants are bad actually helps them get on there feet –STOP BEING SMALL MINDED AND JUDGMENTAL

  7. I’m embarrassed to be a human after reading so many heartless comments. My 65 year old mother is going to apply to live here. She has always dreamed of having a little house, but she is in a wheelchair, was disabled at a young age, and lives off of less than 12K per year. She was splitting bills with her sister, but her sister just died earlier this month. She is very clean and the sweetest woman you’d ever meet, but heaven forbid she come lower some property values. Hopefully no one making those hateful comments calls themselves a Christian. For my closing comment I’d like to say, dogs are better than humans. That is all…
